193 Richmond Park Road, Bournemouth, BH8 8UB

An application was made to seek the conversion of former Office accommodation at a busy sub-urban, signalised junction in Bournemouth.  The council was persuaded that its prior approval was not required under the General Permitted Development Order to create 6 flats under reference 7-2018-2759-H (14.8.2018).

An enhancement to this consent via a further planning application to create a further two flats, given the site’s highly sustainable location near a local shopping parade, but access considerations and creating a workable parking solution within an awkward shaped site, militated against a favourable decision.

A further pre-application enquiry to seek a reduced betterment still foundered on parking issues albeit support in principle was given by Officers to a side extension in place of a previous detached garage/store.

The client decided not to apply for the extension as this was not economic in terms of any extra rental income which might be obtained from extending one of the implemented flats.
