Garages rear of 1 Cork Terrace, St Michael's Road, Lower Weston, Bath

Faced with a landlord seeking to overdevelop a residential plot with supporting garaging, a friend of the family contacted ACHIEVE for advice on a constructive critique of the submitted proposals, which were located in a Conservation Area.

The owner had previously sub-divided the plot by forming a hard-surfaced area between the property and its garaging, seemingly without any permission that could not be found on the council’s webpages.

Revisiting an earlier refusal, the owner was now seeing to develop the flat-roofed garaging with a taller, two level dwelling of a flat-roofed, contemporary design, completely at odds with the traditional, pitched roof housing surrounding it.

The advice, informed by the council’s Development Plan, was used to inform the client’s letter of objection to the council, which ultimately led to a delegated refusal for the applicant under Bath & North East Somerset Council’s reference 1904785/FUL.
