Looking to refresh his company’s property portfolio, the client sought to formalise this former house in multiple occupation occupied by two families into two separate dwellings, also constructing a small, single storey rear extension.  Plans were prepared by Sanders Design Services Ltd.

A pre-application enquiry was made of the council followed by a formal planning application.

Owing to the council’s policies on the protection of family housing, there was a requirement that one of the new dwellings had three bedrooms and adjacent access to the rear garden.  This meant the smaller studio apartment had to rely upon the recessed rear yard and inventive layout planning was required to accommodate the council’s bicycle parking and bin storage requirements.

The pre-application enquiry was useful to iron out layout issues and understand the way in which the council’s policies were going to be interpreted.  This led to a smooth formal application process later and planning permission was granted for the work on 8.2.2018 under Southampton City Council’s reference 17/02502/FUL.
